Overview: Client was a tenant of a single floor in the building which was undergoing a substantial refurbishment. The landlord took an aggressive stance on dilapidations. Cube are acting for the some of the tenants and are preparing detailed expert assessments of condition and also reports that provide the tenant’s legal representatives data and analysis ahead of possible litigation.

Outcome: Cube advised 12 months prior to lease and provided a guide to the possible landlord claim. The claim submitted was un realistic and excessive. We advised undertaking a full strip out back to open plan and then negotiating an exit. 
On a separate point the dilapidations was presented and whilst against Cubes advice the Tennant gave a substantial sum over the recommended settlement, yet the Landlord proceeded to claim more. Our understanding and powerful points meant no further movement was made on the settlement despite this. 

The final survey for doing the works and settling the claim amounted to less then our guidances 12 months earlier.

Type of property: 17 Storey Hotel in the dock area

Overview: The client was seeking to sell the Hotel to a new investor but was concerned over the workmanship following completion of substantial external and internal refurbishment works, during which a subcontractor went into liquidation and alternate suppliers were introduced with different levels of workmanship. We were asked to review and understand the fiull extent of necessary works to the building, identify, schedule and cost and repairs and provide a report that the Purchaser could rely on.

Outcome: The survey and report highlighted a number of issues, indicated potential repair costs and noted matters requiring further inspection. The document aided the sale by making sure both parties were fully aware of the financial points associated with the condition of the building. The sale proceeded smoothly to completion.

Aim: To assess all retained buildings on a decommissioned military base covering overall condition and immediate repair works. There are 76 buildings ranging from a guards hut to a helicopter maintenance hanger.

Challenges: The shear volume of units to assess and evaluate using consistent means of reporting across the team and building type. There was also distinctly different building designs.

Cube were contacted by property investment company Lodgewood and asked to provide an array of bespoke surveys and services ahead of a possible acquisition of a commercial property.

Cube analysed the survey data and prepared a report that detailed not only the cost to restore the hotel but a further one that provided indicative costs for a possible reconfiguration of the building. Cube provided design sketches and advice as to approaches for securing outline planning permission. 
The outcome saw Lodgewood renegotiate the asking price with the vendor and achieve considerable savings from the original asking price.
Cube are currently preparing to meet the local planning authority to discuss development options.

Client looking to acquire lease of premises for use of a gym. Building neglected for years and in very poor condition. 
Survey highlighted numerous issues which enabled this client to negotiate a more favourable lease terms and ensure certain works/repairs were completed prior to occupation.
